



















As part of an ongoing exploration into innovative urban infill strategies, The Red Office undertook a design and visualization study to examine how mixed-use development could seamlessly integrate with existing surface parking in National City. The project investigates three distinct schemes of varying density, each incorporating ground-floor commercial spaces to activate the street while maintaining the essential function of parking.
The challenge was clear: introduce new housing without eliminating parking—both during and after construction. To achieve this, the study builds upon the established Red Office micro-unit typology, adapting these efficient living spaces into a slender housing concept that lines the perimeter of existing lots. This strategy not only preserves parking but also transforms underutilized edges into vibrant, pedestrian-friendly environments.
Each scheme explores different levels of density and architectural articulation, demonstrating how thoughtful design can enhance urban spaces without displacing essential infrastructure. By weaving new development into the fabric of National City, this study presents a scalable, adaptable model for future growth—one that balances function, livability, and economic viability.
